Deeded Easement Rights To Private Oswego Lake

The lake which the name Lake Oswego refers to isn’t available to boat on for all… Oswego Lake is a private lake.

A lot of people moving to Portland or moving to Lake Oswego don’t always know this. Now, there are some court filings trying to change that, but it will most likely stay private for a number of reasons.In order to get on the lake in your boat you will need to become a shareholder and purchase on of the Lake Oswego waterfront homes for sale or join an easement. There are 20 Lake Oswego easements which provide deeded access to 3000 homes in the city.

A home can have deeded rights to more than one easement and residents from that home are allowed to join any and/or all of the Oswego Lake easements that are deeded to their home or they can join none.

LOC owns 20 lakeside properties, Easements, that supply deeded lake access privileges to over 3,000 homeowners in the surrounding area. Each easement is governed by its own individual set of by-laws and has its own volunteer board of directors. Facilities and rate structures vary from easement to easement. Buying a home with lake rights –

First Addition Real Estate: Lake Oswego’s First Addition neighborhood is located in Clackamas County. Currently, the median house value is $975,000 compared to $375,025 for Clackamas County which says a lot about how desirable the First Addition neighborhood is. $715 per square foot of house is the median. Wow, this neighborhood is valuable. The multiple listing service currently has six active First Addition properties for sale. They range in price from $999,000 to $540,000 for 2,377 square feet and three bedrooms plus two bathrooms. The most expensive property has 3,328 of newly constructed home in 2014. Loaded with five bedrooms, three bathrooms and elegant craftsman detail and warmth. This home specifically has gracious master suite with dual closets and designer master bathroom. Keep in mind this is desirable as part of the historic First Addition package due to the fact many of the homes are originally built in the early Nineteenth Century and have been updated to modern standards, or have not. Homes with older bathrooms tend to be smaller with less storage. The First Addition homes FOR SALE have high walking scores right around 80 out of 100 meaning very walkable. The charming city of Lake Oswego is right down the street.

A Little About Lake Oswego’s First Addition Neighborhood History:

For starters the FIRST ADDITION neighborhood of Lake Oswego plays an important role in our history. In order to get to know the quaint architecture take the guided walking tour so you can see the different styles. Buildings like craftsman, gothic, colonial revival and vernacular and English cottage. The Lake Oswego Chamber of Commerce provides maps to explore. Back in 1847 Oswego was founded by Albet Alonzo Durham who was inspired by Oswego, New York to name our area.

The first Lake Oswego, Oregon industry was a sawmill on Sucker Creek. In 1878 the Oswego Iron Company was created when purchased from the original owners that discovered iron ore in the Tualatin Valley. The railroad was laid down through Oswego in 1886 which led to development and hundreds of workers settling here to work at the Oswego Iron and Steel Company. This industry quickly developed our region and neighborhoods like First Addition became home to people investing in entrepreneurial ventures. An opera house was created and churches, general stores, banks, saloons, drug stores and hotels were constructed to settle Lake Oswego. Today, homeowners in First Addition enjoy strolling to the Lake Oswego PUBLIC LIBRARY and the famous farmers market. Neighbors walk to grocery stores and restaurants and Millennium Plaza Park is really close. Here children can play in water fountains and on grass fields while folks watch boaters out cruising Oswego Lake.

First Addition is one of the oldest neighborhoods in Lake Oswego, and it is filled with character!

First Addition Homes SOLD in last 30 days – just one in the RMLS. In the last 30 days, we have had one large First Addition home for sale close in escrow.   425 G Ave was listed for $1,400,000 and sold for full price on 2/5/2014 after being on the market for 91 days.  It is a Lake Oswego new construction home and has 3890 square Lake Oswego Snow 2014feet, four bedrooms, and 2 baths.  Obviously, the location of this First Addition home is a huge selling point. Proximity to all Downtown LO city amenities is always in demand.

There are 3 First Addition homes for sale that are currently pending in escrow as well as the one which has closed.  These range in list price from $889,000 to $1,250,000 with a median list price of $969,000.  They range in days on market from 0 to 189 days.

So, what is for sale in Lake Oswego’s First Addition neighborhood? There has been enough action in Lake Oswego’s waterfront real estate market over the last 30 days to note that sellers of Oswego Lake waterfront properties to be competitive whether you are a buyer or seller.  While only one lakefront property has closed in escrow officially, there are a number of them pending as detailed below. On the flip side, buyers have an abundance of CHOICES.  This translates to sellers needing to pay particular attention to price and presentation to stand out.    In either case, whether you are a buyer or a seller, there are different aspects of the market that should be taken into account.

What’s for sale on Oswego Lake right now?

Currently, there are 27 Active Lake Oswego waterfront homes for sale on the market in the MLS. These homes range in price from $479,000 to $7,900,000 with a relatively affordable median list price of $1,495,000.  The average dollar per square foot on these is $515 and the median days on market is 102 days with a range of 8 days to 398 days.

What has sold on Oswego lake in the last 30 days – pending Oswego lake waterfront homes sales that have not closed in escrow yet:

There are five Lake Oswego lakefront homes that are pending in escrow right now.  These range in price from $1,349,000 to $1,839,000 with a median list price of $1,579,900.  The median days on market for these 47 days and the average dollar per square foot for these is $401/foot.

Sold Lake Oswego Real estate numbers on the lake:

One Lake Oswego waterfront home that was listed in the MLS and is on the lake has closed in escrow. You can see full details here: lo waterfront sold detail 11032013, but basically it was an Oswego Lake waterfront home located at 2240 Summit Court.  It was listed for $2,595,000 and on the market for 93 days.  It has a final sales price of $2,375,000 which at 5036 square feet  is $472/square foot.

Active First Addition Neighborhood Homes Available

First Addition Homes For Sale In The RMLS which are active with no offers.  There are 9 First Addition homes available at the moment.  These range in price from $575,000 to $1,400,000 with a median list price of over a million dollars at $1,050,000. The median days on market for these homes is 21 days with a range of 5 days to 112 days and an average of 38 days on market. The average dollar per square foot of these First Addition listings is $271.  How big is your house? Only one actual First Addition HOUSE listing has sold in the MLS in the last 30 days.  There are 2 sales categorized in residential, but one is a subdivided lot 1/2 acre lot located at 425 G Ave which sold on 7/15/2013.  It was listed for $550,000 and also sold for $550,000.   The First Addition home which sold is located at 740 7th St and was listed for $995,000 on 6/20/2013.  It sold on 7/10/2013 for $995,000.

First Addition Buyers looking for an Agent: As you can see from the numbers above, if you are looking at First Addition homes for sale, then there are not many First Addition listings out there and they sell fairly quickly. Terms are important.  Cash buyers are common. Competition is fierce.  You need to only talk to Lake Oswego Realtors who are willing to really structure your offer to stand out. It’s the last day of June 2013 – hard to believe it!  There has been a swarm of Village on the Lake real estate activity recently!  Some has been off market and some on market by Realtors in the MLS.  This information is on both.

Active Village On The Lake Homes For Sale: Currently there are two homes for sale in the Village On The Lake Neighborhood in Lake Oswego, Oregon. One of them located on Village Drive has a sign up, but is not listed in the MLS as of yet, however in speaking with the agent it is just under $900,000. Now that the tenants have moved out, I believe it may be going on the public MLS.   The other one of theVillage On The Lake Homes for sale is a two bedroom on View Lake Court that has been listed for about a month with an asking price of $1,295,000.  Both of these homes have great views of Oswego Lake and the neighborhood as a whole has one of the best Oswego Lake easements and marinas on the lake.

village on the lake living in lake oswego orPending Village On The Lake Homes For Sale: There is one home in the Village on the Lake community that is pending in escrow at the moment.  After just 12 days on the market this Village Drive home went pending on 6/19/2013.  It is rather large at 5247 square feet with 4 bedrooms and a nice view of Oswego Lake.  The asking price on this one was $1,295,000.

Closed Homes In Village On The Lake – Last six months: There are three official closed sales in the neighborhood ranging from $625,000 to $812,500 and an off market one that our own brokerage Cooper Jacobs Real Estate also closed on Friday for $775,000.

Home Trust Real Estate back in December of 2012 for $735,000.  This home has good views of Lily Bay and large square footage.  the floorplan is quite different for the majority of the neighborhood and is an upside down one with many of the bedrooms/living space downstairs.

15536 Village Drive: 5 bedrooms PLUS bonus space with a total square footage of 3874, this home’s final sales price was $775,000  sold byCooper Jacobs Real Estatejust this week on 6/28/2013.

1670 Village Park Ln: closed on 5/15/2013 after being on the market for 44 days.  It had a list price of $749,500 and a final sales price of $715,000. This home is a 4 bedroom with 3466 square feet and on a great street in the neighborhood.

Village On The Lake Marina Easement

1667 Village Park Lane: another great house on Village Park Lane, this 5 bedroom 5027 square foot home had previously been an auction home and sold back in September of 2012 for $525,000.  It was purchased and remodeled and put back on the market and originally listed at $975,000 on March 4th of 2012.  The sellers dropped the price down to $849,000 before it sold and a final sales price on 6/20/2013 was $812,500.
